Calvary Luthern Church in Deer Park has sold for $550,000.
A company called NCS Properties III bought the 89-year-old church from previous owner Indiana-Kentucky Synod of the Evangelical Lutheran Church in America.
NCS Properties plans to turn the former church, located at 1838 Bardstown Road, into high-end apartments, according to Tyler Smith, executive vice president of PRG Commercial Property Advisors who represented the seller.
Floyd McCarty, a Realtor with RE/MAX Properties East, represented the new owners. He declined to comment for this story.
Smith said he believes the current plan is to keep the building’s exterior intact.
If that’s the case, the apartment complex will likely be small. The two-story property is only 7,896 square feet, but it also has a 6,208-square-foot basement, according to county land records.
Given the location of the church and its 27 parking spaces, the property received lots of interest, Smith said, estimating that he gave more than 35 tours.
“The stone façade, the uniqueness of the structure, a building like this, it has so much potential,” he said. “It’s just a matter of dollars and cents and the market.”
Smith noted that it is a popular area for renters and buyers because the neighborhood is walkable and is home to many businesses.
“Everything is in high demand, and there is not much supply.”
Calvary Luthern Church is the latest in a line of churches that are being repurposed.
The former Metropolitan Community Church at 1432 Highland Ave. sold to a company called Raydoug Properties LLC for $375,000 in October. The church will become a live-work space with a photography studio and two offices, according to a city building permit issued in February.
The new owners of the former Edenside Christian Church at 1415 Bardstown Road converted it into a co-working space called 31e.
And lastly, Insider Louisville previously reported that Louisville company Advance Ready Mix is making the former James Lees Memorial Presbyterian Church in Clifton its new office.
