800 Tower City Apartments will be under new management effective Feb. 1, the property owner announced Friday.

Block Multifamily Group will take over management and leasing of 800 Tower, according to Jonathan Holtzman, chief executive of City Club Apartments and owner of the Louisville apartment building.

“We selected Kansas City-based Block Multifamily Group because of the company’s outstanding track record, reputation for quality, focus on service and commitment to putting communities and their residents first,” he said in a news release. “Our values, vision and high standards are very much aligned.”

The name of the 286-unit apartment building also will be changed to 800 Tower City Club Apartments later this year, the release states.

Michigan-based Village Green has served as the management company since 2015. Holtzman was previously CEO of Village Green but split off to head his own company last year. In the breakup, Holtzman retained ownership of 800 Tower.

Village Green still manages three Louisville apartment buildings — Urban Flats, Enclave at Breckenridge and Stonewater Park. The latter two were recently purchased by an out-of-state investment firm.

800 Tower City Apartments is undergoing an $11 million renovation. Renovations include upgrading the units, fitness center and lobby, as well as adding concierge services, movie theater room, the 29th-floor Sky Club and the rooftop Sky Park.

All the amenities are already open, and the interior renovations are expected to wrap up in the next 30 days.

Once other work wraps up, construction will start on Bar Vetti, a modern Italian restaurant that will open on the first floor of 800 Tower. Feast BBQ and Royals Hot Chicken owner Ryan Rogers created the concept.

“It’s our intent to ensure that as we near the completion of the physical transformation of this iconic Louisville treasure, that our residents experience the high level of service, hospitality and amenities that we set out to achieve when we acquired it in 2015,” Holtzman said. “Block will help us make that happen.”

The announcement about the management change comes after some residents took to 800 Tower’s Facebook page to complain about problems with management, inadequate heat and heat disruptions.

Holtzman was unable for an interview, but a spokeswoman for City Club Apartments told Insider Louisville that it was always Holtzman’s intent to change management companies and that the change wasn’t a result of the complaints.

However, she also noted that City Club Apartments hopes residents will notice a positive difference once Block Multifamily Group takes over.

The spokeswoman added that 800 Tower is an older building, which means it’s more likely to have maintenance issues.

“With a lot of these complaints, old age has played a part of that,” she said. “They are quickly fixing those issues.”
