In just a few short weeks, renters will begin moving into the high-end apartments on floors 16 through 29 of the $315 million Omni Louisville. The Omni Louisville hotel opened on March 6.

Perched above the Omni hotel, The Residences at Omni Louisville offers a range of studio to three-bedroom units, with one to two bathrooms per unit. Monthly rents range from $1,545 to $9,235, which does not include utilities.

According to Omni officials, 34 of the 225 apartments have been pre-leased.

Amenities at The Residences at Omni Louisville include a fitness center, pool, outdoor patio, grill stations, a lounge, office spaces, controlled access parking garage, storage units, and bike storage and repair. Residents also have access to services through the hotel.

Future resident Paul Franklin, who’s in construction sales, has leased an apartment on the 21st floor starting in May.

Franklin, who currently lives in Norton Commons with his wife, said they used to live in condominium complex Fleur De Lis near Louisville Slugger Field, but back then, “downtown wasn’t ready yet.”

Living downtown will provide him with convenient access to the major interstates, he said, adding that the “newness” and amenities at The Residences at Omni Louisville attracted them.

“The marketplace was the nail in that coffin,” Franklin said. Once he saw that, he asked, “Where do we sign?”
